From An Address To An Investment Case
- Start with the property. In Analyze deal, enter the address. You can work manually or request property research when available. Try The Example First.
- Review your assumptions. Check the recorded facts, rent, taxes, renovation budget, holding costs, and financing. Apply only the provider fields you have reviewed.
- Read the downside. Review cash flow, debt coverage, cash left after refinance, offer ceilings, and the conservative scenario. Adjust your buy box to reflect your criteria.
- Save when you are ready. Each successful save preserves a new analysis version and uses one monthly save. Open its report or return to it from Pipeline.
Common Questions
Can I Import A Property Spreadsheet?
Open Pipeline → Import CSV. Download the template or match your spreadsheet columns, review row issues and duplicates, then select the drafts to import. CSV imports use no property-data checks or analysis saves and never enable scheduled checks. Each later saved analysis uses one monthly save; optional property research uses your Property Checks balance.
Import up to 100 rows per file and five batches per 24 hours. Draft limits are 25 for Free, 250 for Investor and 1,000 for Professional. Missing amounts start at zero in the analyzer; verify taxes, insurance, rent and financing before saving. Include apartment numbers in the address. For an ADU property, import combined totals once and split them in the dwelling schedule afterward. Repeated imports skip existing addresses.

Changing assumptions and viewing saved reports do not use a saved-analysis allowance. Your Analysis Saves balance counts each successful save, including a revised version of an existing deal. A fresh property lookup uses 1 Property Check; an available cached result may be reused for up to seven days. Failed or incomplete provider requests can still use research capacity. Your dashboard and Settings show usage. Allowances reset at the start of each calendar month in UTC.
What If A Property Lookup Is Unavailable?
You can continue by entering the facts yourself. Provider coverage varies, and an address may not have a unique match or a rental estimate. Check the address and review which fields were returned. Shared network limits can affect free research, and the site also has a shared provider allowance.
How Do I Handle A Property With An ADU?
In Analyze deal, choose “Set up dwelling schedule” under Main home & ADUs. Split existing totals between the main home and each added dwelling. Enter each dwelling’s size, rent basis, completion and approval status. New dwellings start with rent excluded; choose which rents to include in stabilized results. Add build and owner expenses only if they are not already in the shared budget.
Property records remain available to review, but cannot overwrite schedule totals. Planned income is labeled as future income. The report preserves each dwelling’s assumptions and notes. Approval status is your own record and does not verify rental eligibility or lender acceptance. These are stabilized projections, not construction-period or first-year cash-flow forecasts.
How Do I Get A Report Or Compare Properties?
Save an analysis, then open its report from the analyzer or Pipeline. Use your browser’s Print dialog to save the report as a PDF. Compare deals shows saved analyses side by side; it does not fetch new property data.
How Do Scheduled Property Checks Work?
Saving a criterion alone does not start checks. With an active paid plan, opt in under DealWatch → Scheduled checks and choose whether to receive emails. The first weekly check establishes a baseline. Later threshold crossings and listing status changes appear in Alert history. Listing refreshes share your monthly Property Checks balance and pause when capacity is unavailable; saved-analysis-only checks use no Property Checks. Price and status come from matched sale listings. Score, cash flow, and confidence use your saved analysis and are not recalculated automatically. Pause checks or turn off email alerts in DealWatch. Paid subscriptions are not open yet.
How Do I Reset My Password Or Log Out?
Request A Password Reset and use the newest email. Continue to the reset form and save your new password. The Log out link is in the application navigation alongside Settings on desktop and mobile.
Can I Subscribe Or Change My Billing?
Free access is available now. Paid subscriptions are not open yet. When enabled, the workspace owner will manage billing from Settings. View Plan Allowances.
How Can I Delete My Account Or Request My Information?
