Decision-Support Tool
ProformaPilot provides first-pass property analysis. It is not an appraisal, inspection, broker opinion, lender commitment, tax service, legal service, financial adviser, or guarantee of rent, value, financing, cash flow, return, program eligibility, or investment performance.
User Responsibility
Users are responsible for lawful use, accurate inputs, independent due diligence, professional advice where appropriate, and all acquisition, financing, housing-program, fair-housing, privacy, and consumer-law obligations.
Available Features And Data
Features labeled “coming soon,” including automated monitoring, bulk property imports, and team invitations, are not available functionality. Property records and estimates can be incomplete or inaccurate, including missing accessory dwelling units. Comparable listings are not proof of completed sales or signed leases. Verify material facts independently. Service can be interrupted by maintenance or provider outages; uninterrupted availability and particular financial outcomes are not promised.
Free Access And Usage Allowances
Workspace allowances are shown in the app and reset by UTC calendar month. Each saved analysis version counts toward the analysis allowance. A fresh property lookup reserves one lookup allowance, including failed attempts; cached results can be reused without another lookup while available. There are no automatic usage-overage charges. Free research is also subject to email verification, shared network allowances, and service capacity. A shared network restriction does not prevent access to saved work or manual calculations.
Subscriptions When Available
Paid plans become available only when checkout is enabled. Checkout displays the price, billing frequency, and applicable tax before purchase. Subscriptions renew monthly until canceled. Usage resets separately from the billing date, unused allowances do not roll over, and changing plans does not reset usage.
Workspace owners can manage payment details and cancel through Manage billing in Settings. Period-end cancellation preserves paid access through the paid period. Payment failures or an expired subscription can pause new analyses and research while saved work remains readable. Contact support if billing access fails or to request a refund; applicable statutory rights remain available.
Accounts And Acceptable Use
You must be an adult, provide accurate account information, protect your login, and submit only information you have permission to use. Creating additional accounts or using throwaway emails to bypass free limits is prohibited. We may limit or suspend abusive usage. Users may not attempt unauthorized workspace access, bypass limits, scrape the service, upload malware, probe infrastructure, reverse engineer protected systems, misuse property information, or use the product for unlawful discrimination, harassment, or consumer-reporting decisions.
Your Work, Account Closure, And Support
You retain your rights in information you submit and allow us to process it to provide the service. Our software, design, and branding, and third-party data, remain subject to their respective owners’ rights. Do not scrape or redistribute provider data. Account deletion is available in Settings for eligible sole-owner workspaces; contact support to close accounts linked to billing. See the Privacy Page for retention information. We may update the service and these terms, with notice where required by law.
